Investorpreneur – Dharam explains the importance of buying a house to Veer

Prologue

This is a theatrical series that comprises interactive edutainment sessions on the most pertinent topic in the contemporary world – ‘Investment’. ‘Investorpreneur’ is a term coined to represent a lucrative combination of an investor and an entrepreneur. Every entrepreneur attempts to maximise business prospects and profitability to the fullest. Likewise, every investor looks to compound his/her investments over a given period of time. However, a successful ‘investorpreneur’ combines the winning qualities of an entrepreneur and an investor in his/her quest for maximising returns in the most optimum manner.

The series is divided into chapters and episodes. Each chapter would portray a theme, which will form the base for the episodes covering that chapter. These episodes would comprise interactive sessions between the main protagonist – the succesful investorpreneur and other characters, which would feed of the knowledge of the main protagonist. Written in simple and conversational English with a sprinkle of Hindi wherever necessary, the Investorpreneur series aims to ‘edutain’ you – a highly demanding investor, on the increasing importance of financial planning and investment. The sessions will help you understand various vital concepts pertaining to investment.

Episode 2: Dharam explains the importance of buying a house to Veer

The episode commences with the entry of Dharam, Shruti (Dharam’s wife), Veer, and Richa (Veer’s wife) at BlueFROG, a rocking nightclub at Lower Parel in Mumbai. In episode 1, Dharam said to Veer that all of them should have a rocking get together since they have hardly met after graduating from college. Veer’s now a happier man since he is transitioning smoothly towards becoming an investorpreneur. Thus, Dharam and Veer decided to party all night at BlueFROG along with their life partners.

All of them are on the dance floor enjoying the live music and dancing.

Veer: Wooooooaaaaah! Wow man! Thanks yaar Dharam for this clubbing idea, this is serious fun man….yeeee!

Dharam: Dosti ka ek usool hai Veer – no sorry, no thank you.

Shruti: Common Dharam, very filmy as usual

Richa: No Shruti, I can’t thank Dharam enough. Thanks to him, my husband’s a happier man today. He has begun living every moment.

Dharam: Hello Guys! We are not at some awards ceremony, are we? What thankyous man…….let’s enjoy the night.

(They start dancing again and after a while relax on a corner table enjoying their food and drink, along with the music of course, when a small chat begins among them)

Veer: Great music man! Hey Dharam, how’s everything at work? What’s Hindustan Lever coming up with now, who’s their latest brand ambassador – Deepika (they exchange a high five).

Richa: Yeah! Deepika whatever! (Smirking at Veer, Richa asks Dharam) Dharam, I heard from Veer that you guys are buying a new house at Bandra, sounds great.

Dharam: Yup! You heard it right. It is my….oops….sorry…our dream house. We just completed the due diligence part and the rest of the paper work. I guess, we will be getting the keys pretty soon, may be next week. So guys, we meet gain very soon on our house warming ceremony. (Saying this, Dharam and Shruti exchange a high five).

Shruti: It was all Dharam’s idea Richa. One day he came to me and said that he’s arranged for property visits and I said, fine, let’s go. We saw a few flats and finalised this gorgeous sea-facing house, which seemed just perfect. The place has all the amenities such as pool, club, tennis court, children’s play area, ample car park, and wonderful gardens. Moreover, they have fingerprint authorisation to gain property access, so, it is pretty secure as well.

Dharam: Most importantly guys, it brought a smile on my wife’s face, what more can a husband ask for? (They toast a drink on this note and Dharam asks Veer and Shruti about their home plans) Guys, what about your plans for your new home? Own house ke baarein mein Kuch socha kya bhai?

Veer: (Clears his throat to suggest that Dharam started the wrong topic and says) I don’t believe in buying a house man. In fact, according to me, only fools buy a house and the wise live in it.

(This comment from Veer didn’t go down well with Richa and it clearly showed on her face. This heated up what was until then a light moment as Shruti says)

Shruti:Dharam looks like you’ve stirred the hornet’s nest.

Dharam:What did I do? I just asked a simple question. It is not fair to say that yaar.

Richa: Yes Shruti, Dharam’s absolutely right. Please don’t blame your husband for my husband’s thoughts.

(Seeing that the moment has heated up beyond a limit, Dharam decides to drag Veer out of here and says)

Woah! Garmi badh gayi hai yaar, hey Veer, let’s go out for a smoke and leave the gals alone to ponder over what’s right and wrong, what say?

Veer: Sure mate, sound’s a great idea. Seyya gals in a bit

(Saying this, Dharam and Veer exit the scene with Dharam placing his left hand over Veer’s shoulder, turning his head towards Shruti and Richa without Veer knowing it, and winking to suggest to them that Veer will be getting some real estate investment lessons outside)

Dharam: Yaar, you know what, you are not entirely wrong, but my friend you are not entirely right as well. I mean on your views regarding own house.

Veer: What do you want to say man?

Dharam: Listen to me carefully mate. You said fools build a house for the wise to live in it. My question to you is – ‘For the wise to live in one, someone will still have to build a house right?’ My friend, what do you do when you stay in a rented house?

Veer: What man? Pay monthly rent of course.

Dharam: What do you experience after paying one month’s rent? My question may sound stupid but it has depth, please answer it.

Veer: May be, peace of mind that the landlord will not bother me for the rest of the month I guess.

Dharam: Correct. Now my next question is what is your main consideration before buying your own house?

Veer: Mortgage and monthly EMI obviously

Dharam: Exactly, now tell me what will you experience after paying a month’s EMI?

Veer: Kya Dharam, kyu paka raha hai yaar? Is this why you got me out?

Dharam: No mate, not at all, I just wanted to know what your experience would be after paying a month’s EMI towards your own house.

Veer: I guess, satisfaction that I have paid the EMI and the tension that I would now need to manage my funds carefully for the rest of the month.

Dharam: That’s the problem mate. Remember that after paying a month’s rent, all you get is just peace of mind, which vanishes into thin air the moment you reach the month end. After a few years of payment of rent, will you end up getting ownership of the house? The answer is no I’m afraid, since the benefit of the amount that you pay as rent is being clearly enjoyed by someone you call a ‘FOOL’ – the owner. He’s reaping fruits of investing in that house and you are paying the price for being wise. Aren’t you? Veer my friend, when you pay a monthly EMI towards your own house, please note that you become a fractional owner of that house by that bit. Most importantly, after paying regular EMIs, you become a clear and proud owner of your own house, officially.

Veer: But Dharam, how will I be able to manage for the rest of the month after paying the EMI? I mean, what about other monthly fixed expenses?

Dharam: Good question mate. This is where prudent financial planning comes into play. If you plan your finances properly, spend frugally, and invest intelligently in a house, things should be alright. In fact, if you find it tough to manage, you can take help from a professional expert on this matter. Remember, the right time to take calculated decisions is now, when you are young. It will become difficult for you to think the same way when age catches up with you later since life would have taken a heavy toll on you by then, weakening your decision-making confidence.

Veer: What you’re saying makes great sense my friend. I never thought of an own house from this angle. In fact, I currently live in rented premises at Versova. Moreover, dad and mom are living in Hyderabad with my brother Arjun and our ancestral flat at Juhu is vacant at the moment. I could shift over to live there and buy my own house and rent it out immediately so that the rent takes care of a good chunk of the EMIs. Wow! Sounds exciting man.

Dharam: See, now you’re talking like a real WISE man. Bingo. You’re absolutely right. Further, own house is your biggest security post retirement.

Veer: Dharam, as always, you’re a rock star man. You made a WISE man like me to think otherWISE. Chal, let’s go inside, I have an announcement to make.

(Both go inside to their table as Veer goes down on one knee, holds Richa’s hand and says)

Richa, all these years I’ve been a FOOL and allowed the real WISE people to squeeze my hard earned money for nothing. Now, I want it to be the other way round. I want to be really WISE and buy our own house. Let’s shift over to Dad’s Juhu flat and rent this new house to cover for EMIs to a large extent. I am sorry for depriving you of the pleasure of having our own house. Let’s buy our new home and start our mission tomorrow. I have clearly understood the importance of having an own house honey.

Richa:Oh! Veer, I’m proud of you. I’m with you in this endeavour of yours and agree with every word that you just said. As they say, well begun is half done. Let’s have a word with dad tomorrow and get the Juhu flat cleaned and start‘mission own house’.

Dharam: Hmmm…guys, so ek aur get together fixed hai, it is going to be your house warming ceremony…(all of them smile as Veer looks at Dharam and mumbles ‘thank you’ and Dharam accepts it and says) dosti ka ek usool hai, no sorry, no thank you.

(At this, Richa, Shruti, and Veer in unison say)
